We quote three tiers for every property: Tier 1 — common areas + on-call unit response; Tier 2 — common areas + quarterly unit inspections; Tier 3 — common areas + monthly unit IPM rotation. Most operators land on Tier 2.
Turn-Over Bed Bug Protocol
Bed bugs are the #1 pest threat to MFR occupancy and reputation. Every turn unit gets:
- Visual inspection of mattress encasements, box springs, and headboards
- Inspection of baseboards, outlet plates, and closet floors
- Optional canine inspection on units with prior activity
- Documented clearance report before re-leasing

Resident-Friendly Scheduling
We work directly with your leasing office to schedule unit treatments inside the resident's preferred 4-hour windows.
